Rent is due in full on the 1st day of the month, and is to be received by Spare Closet no later than the 5th day of each month to avoid a late fee. No partial rent payments will be accepted.
 

Notice to vacate the unit must be given 15 days prior to termination of the Lease.
  

Rent will continue to be charged on the unit until all articles and the lock have been removed from the unit.
 

Any vacated unit not cleaned is subject to a minimum $25.00 cleaning fee.
 

Any changes of name or address must be submitted in writing to the rental office. Address changes will not be accepted unless they contain the tenant’s signature.
 

The dumpster is not for public use. Any person(s) found using the garbage will be subject to a $100.00 minimum charge.
 

Picture identification is required to rent a storage unit and/or gain access to the property or unit in the event the key or keys to the lock are lost.
 

The use of power tools, appliances, or any other electrical device within the unit is prohibited. The electricity that the landlord provides is for lighting only, and is shut off every night.
 

Pets must be kept inside the vehicle at all times while on the premises.
 

No flammable materials are permitted in storage area.
 

The use or possession of drugs or alcoholic beverages while on the premises is prohibited.
 

Due to insurance reasons, smoking is prohibited on the premises.
 

Improperly parked, unattended, or any vehicle left overnight will be impounded at owner’s risk and expense. (Vehicles parked blocking driveways or doorways are deemed to be improperly parked.)
 

One cylinder type lock is allowed to secure the unit. The tenant authorizes the landlord to remove and/or destroy any additional lock(s) or padlocks placed upon the unit.
 

In the event that the tenant’s lock is improperly secured or in dysfunction, the tenant authorizes the landlord to secure the unit using whatever means possible, and contact the tenant immediately at the last known phone number or address.
 

Accounts that are more than 14 days delinquent can only be paid with cash, money order, or credit card. Checks will not be accepted.
 

Hours are 8:00 AM to 10:00 PM daily. Any person(s) on the property before or after these times is considered to be trespassing and will be prosecuted.
